What is property management and what do I get for my $175 fee? Although not a complete list, this is a guide of what we get up to in a day to care for your home in your absence:


Before your guests arrive, we carry out a Pre arrival inspection:


Pool heat put on if required with full walk around deck, spider web removal, check for ripped screens, check pool cleanliness & fish out bugs and other pesky creatures, check & arrange furniture and BBQ, ensure fence is up and pool blanket on if supplied.


Full written inspection of home including constant updates and counts on most things: check TV’s work, remotes work, cd’s/ games in boxes, fire extinguisher check, smoke detector check in all rooms, check under beds & furniture for bugs, check carpets and comforters for stains, walls for damage, hot water works, waste disposal working & clear, a/c set for guests arrival, no water in a/c float chamber, flush every toilet to ensure no blockages, check cue tips, chalks, darts, games etc, put selected lights on including porch and garage for guests arriving at night, check key pad operation, lock box operation and ensure key is present and works in lock in case of emergency.  Leave guest registration form with guest name and welcome note


Next day: visit guest, welcome to villa and offer advice, collect completed registration form, ensure no pets and villa is not over occupied, check for any issues they may have – teach them how to work the spa, TV or whatever; recommend restaurants, parks then report concerns to home owner if appropriate but protect home owner from trivial complaints or observations such as bed squeaks when I move or sofa is uncomfortable.


For duration of guest stay: Our office on the 192 has staff available to you & your guests during normal business hours, we also have a 24 hour emergency line for guest’s wellbeing should an emergency occur. Random checks on pool heat if not requested to ensure guests have not tampered with equipment.


Immediately after departure & before cleaners arrive:  visit home to check for damage and shut pool heat off if it had been requested.  Check screens and pool area, check all is well inside, flush all toilets to ensure no blockages, compare to arrival report and take images of any damage and forward to booking company/owner for deposit retention.


Monitor cleaners:  Cleaners professionally clean your villa on the day of departure to ensure your home is always available for any last minute booking! We always use the same cleaners on each home so they are familiar with the home and notice if furniture has been moved or items are missing.  They are instructed to check for damage and report stains on comforters, carpets, furniture, linens, towels etc; do a full towel count after each clean – Set alarm (if available), leave the a/c off (if temperature not too hot) to save home owners money.  Cleaning is not included in the standard management fee.


After cleaners depart: my wife, and often I, arrive to check their work – inspect inside toasters, inside dishwashers filters, lint filters, behind toilets, in drawers, under beds, do a further final written inspection of your home and take images of any damage and forward to booking company/owner for deposit retention.  We check a/c is off, alarms set, doors are locked, lights off etc.


Office:  Supply two permanent staff to ensure the smooth function of the business and deal with all issues from guests on your behalf.  Liaise with rental companies should problems arise with their guests.  Promptly place bookings from us into your calendar to ensure there are no double bookings.  Market your home on various popular websites such as Homeaway, Tripadvisor & VRBO to increase rentals and liaise with both you and renter to obtain the best price for you.  Produce statements, post expenses, deduct taxes on monies earned where informed and requested to do so, suggest accountant for deeper tax concerns.  Keep up to date on Florida law, ensuring your home is legal for short term lets and licensed accordingly.  Organize maintenance & select the best contractors to carry out work and constantly compare prices to ensure you are not overpaying.  Arrange & check their work after completion.


Maintenance: employ an experienced maintenance man to attend (where possible) to any issues in your home at a competitive price to save you on hefty call out charges from sub contractors who usually charge $75 minimum call out.   Our maintenance man regularly checks the homes to ensure there are no major concerns such as leaks and reports faults requiring repair; major events will be dealt with immediately!  For your convenience, we offer: power washing, window cleaning, pool screen replacement, internal and external painting, carpet replacement, furniture assembly, wifi installation, alarm and safe installation, sanitary ware caulking, tiling, shrub planting, mulch replacement etc.  If you need something done, please ask!


Monitor pool maintenance: we employ experienced technicians to care for your deck, pool, pool equipment and external furniture.  We regularly inspect their work to ensure your outside areas are kept in satisfactory condition for your guest enjoyment. Pool maintenance is not included in the standard management fee.


Pest control: We ensure your home is pest free and contact the pest control team to deal with wasp nests, burrowing animals, ant invasions etc on your behalf to ensure your guests have a bug free stay.  Pest control is not included in the standard management fee.


Included: we include door lock batteries, remote control batteries, standard easy to reach bulb replacement, a/c filters, tightening of toilet seats, tightening of furniture / door knobs, cue tip replacement, chalk, minor carpet or upholstery spot removal etc in our management fee.
